What is proved

The final R3 architectural set labels the subject finished floor 133.5 feet. The map also uses official parcel polygons and official FEMA hazard-zone geometry.

What remains unproved

No reviewed public record supplies a defensible numeric FFE for a neighboring home. The subject plan does not name its vertical datum, so its 133.5-foot value cannot yet be compared directly with FEMA's NAVD88 value.

Obtain an RPLS-signed vertical datum reconciliation tying the plan's 130.95 brass-disk benchmark and proposed FFE to NAVD88, with stated geoid/model, conversion, uncertainty, and current field verification.
